Rethink your layout: Rethinking your home’s layout

can unlock a world of possibilities, transforming it

into a space that truly works for you and your lifestyle.

Whether you’re looking to open up a cramped living area,

create a seamless flow between rooms, or incorporate

multifunctional spaces, a thoughtful redesign can

make all the difference. By considering how you use each room and

envisioning how changes can enhance daily living, you can turn your

home into a more efficient, welcoming, and aesthetically pleasing

environment. It’s not just about moving walls—it’s about re-imagining

your space to better suit your needs and enhance your overall quality

of life.

Bring the outdoors in: Bringing the outdoors in is a

quintessential part of the California lifestyle, where the

natural beauty of the surroundings seamlessly blends

with interior spaces. By incorporating large windows,

sliding or bi-folding glass doors, and natural materials

like wood and stone, you can create a home that feels

open, airy, and connected to nature. Indoor plants, organic textures,

and earthy color palettes further enhance this harmonious blend,

fostering a serene and inviting atmosphere. This design approach not

only maximizes natural light and ventilation but also promotes a sense

of well-being, making your home a true sanctuary that embodies the

relaxed, outdoor-centric spirit of California living.

Consider a gut remodel: Considering a gut remodel

can be a game changer for your home, offering a fresh

start that allows you to fully customize your living space

to meet your needs and preferences if you’re willing to

make the investment. Unlike surface renovations, a gut

remodel addresses the underlying structure, systems,

and layout ensuring that your home is not only beautiful but also safe

and efficient. This comprehensive approach allows you to update

outdated plumbing, electrical, and HVAC systems, improve insulation

and energy efficiency, and eliminate any hidden issues that could cause

problems down the line. By starting from scratch, you have the freedom

to re-imagine your home’s layout, incorporate modern amenities, and

enhance its overall functionality and flow. Ultimately, a gut remodel

can add significant value to your property and transform it into your

dream home, tailored precisely to your lifestyle and taste.

Wabi-Sabi

is

a

Japanese

aesthetic

that embraces the beauty of imperfection,

impermanence, and the natural cycle of growth

and decay. This interior style is rooted in

simplicity, authenticity, and the appreciation of

the imperfect, making it a refreshing departure

from overly polished and meticulously curated

spaces. Here’s what you need to know:

1. Embrace Imperfection: Wabi-Sabi

celebrates the flaws and imperfections that

come with age and use. Think cracked pottery,

weathered wood, and textiles with visible wear.

These elements add character and tell a story,

creating a home that feels lived-in and loved.

2. Natural Materials: Incorporate

materials that age gracefully, such as wood,

stone, clay, and linen. These natural elements

bring warmth and texture to your space,

fostering a sense of tranquility and connection

to nature.

3. Simplicity and Minimalism:

Wabi-Sabi interiors are uncluttered and serene.

Focus on functional, well-crafted pieces and

avoid excess. Each item should have a purpose

and a place, contributing to a harmonious and

balanced environment.

4. Organic Forms and Textures:

Look for furniture and decor with organic

shapes and uneven textures. Handcrafted items

and those with a rustic, unfinished look fit

perfectly into a Wabi-Sabi space, adding to the

overall sense of authenticity and natural beauty.

5. Neutral Palette: A soft, neutral color

palette dominates Wabi-Sabi interiors. Shades

of beige, gray, and muted earth tones create a

calming backdrop that highlights the beauty of

natural materials and subtle textures.

6. Mindful Living: Wabi-Sabi is more

than just a design style; it’s a way of life. It

encourages mindfulness, intentionality, and a

deeper appreciation for the simple pleasures.

Creating a Wabi-Sabi home involves a shift

towards valuing quality over quantity and

finding joy in the present moment.

By incorporating Wabi-Sabi principles into

your interior design, you can create a space

that exudes calm, authenticity, and a timeless

beauty that transcends trends. It’s about finding

perfection in the imperfect and creating a home

that reflects a serene and thoughtful lifestyle.

Contemporary design is a dynamic

and ever-evolving style that reflects

the present-day tastes, trends, and

innovations. It’s characterized by a

clean, minimalist aesthetic, with a

focus on functionality and simplicity.

Here’s what you need to know about

contemporary design:

1. Clean Lines and

Minimalism: Contemporary

design emphasizes clean, straight lines

and a clutter-free look. Furniture and

architecture often feature smooth

surfaces and geometric shapes, creating

a sleek and orderly appearance.

2. Neutral Color Palette:

Neutral colors like white, black, gray,

and

beige

dominate

contemporary

interiors. These shades create a calm,

sophisticated backdrop that can be

accented with bold pops of color through

accessories and artwork.

3. Open Spaces: Open floor

plans are a hallmark of contemporary

design. This layout promotes a sense

of spaciousness and fluidity between

different areas of the home, often

integrating the kitchen, living, and

dining

spaces

into

one

cohesive

environment.

This Historic 1906 South Pasadena

Craftsman was designed by Dacotah

Studio with contemporary style to

reflect the personal needs of the

clients.

The common area is the center piece

of the home with a large open kitchen,

family room, open staircase, and large

bi-folding doors to the backyard.

European oak floors, rift white oak

cabinetry, an earth tone color pallete,

performance fabrics, and natural

stones were used throughout the

home.

11

4. Natural Light: Large windows and the strategic

use of natural light are key elements. Contemporary

design often incorporates floor-to-ceiling windows and

skylights to bring the outdoors in, creating a bright and

airy atmosphere.

5. Mix of Materials: A variety of materials are

used in contemporary design, often combining natural

elements with industrial ones. You’ll see a mix of wood,

metal, glass, and concrete, creating a balanced contrast

and adding texture and interest to the space.

6. Functional and Comfortable: Furniture

in contemporary design is both functional and

comfortable. Pieces are often low-profile with simple,

streamlined shapes. Upholstery is usually in neutral

fabrics, sometimes accented with bold patterns or

colors.

7. Artistic and Bold Accents: While the base

palette and furniture are often subdued, contemporary

design embraces bold accents through artwork,

statement lighting, and unique decor items. These

elements add personality and vibrancy to the space.

8. Technology Integration: Contemporary

homes often incorporate the latest technology,

seamlessly integrating smart home systems, modern

appliances, and innovative lighting solutions into the

design.

9. Eco-Friendly Features: There is a growing

emphasis on sustainability in contemporary design.

This includes using eco-friendly materials, energy-

efficient appliances, and sustainable building practices

to create environmentally conscious homes.

10. Personal Expression: Despite its

minimalist roots, contemporary design allows for

personal expression. Homeowners can inject their

personality through unique decor pieces, custom

furniture, and personal collections, making each

contemporary space distinct.

Contemporary design is all about embracing the now,

with an eye on the future. It’s a versatile and adaptable

style that can evolve with the times while maintaining

a foundation of simplicity, functionality, and modern

elegance.

Remodeling your home can be an exciting yet challenging

endeavor. Besides purchasing a home, a major remodel is probably

one of the largest financial investments you’ll make in your lifetime. In

working with many clients over the years, we have a core understanding

of what makes a remodel project successful. We’re also mindful of which

choices can result in unsatisfactory and expensive consequences. To

ensure a smooth process and achieve the best results, it’s crucial to

avoid these common mistakes.

1. Neglecting the Exterior: Focusing solely on

the interior and ignoring the exterior of your home can undermine

your overall project. The exterior is the first impression of your home

and plays a significant role in its curb appeal and value. Make sure

to allocate part of your budget to enhance outdoor spaces, improve

landscaping, and update features like siding, roofing, and windows to

create a cohesive and inviting look.

2. Not Hiring Professionals: Attempting a

remodel without the expertise of professionals can lead to costly errors

and subpar results. Hiring experienced architects, designers, and

contractors ensures that your project is well-planned and executed.

Professionals bring valuable knowledge, skills, and resources to the

table, helping you avoid mistakes and achieve a high-quality finish.

3. Expecting Everything to Go to Plan:

Remodeling projects often come with unexpected challenges and

delays. Whether it’s discovering hidden structural issues or facing

material shortages, being flexible and prepared for surprises is

essential. Build some buffer time and budget into your plan to

accommodate unforeseen circumstances and avoid stress.

4. Trying to Be Your Own Contractor:

Acting as your own general contractor might seem like a way to save

money, but it can lead to mismanagement and delays. Coordinating

multiple trades, managing schedules, and ensuring compliance with

codes and regulations is a complex task best left to experienced

contractors. Hiring a reliable contractor can streamline the process,

ensure quality control, and keep your project on track.

5. Going with the Lowest Bid: While it’s tempting

to choose the lowest bid to save money, it can cost you more in the long

run. Low bids often mean cutting corners, using inferior materials, or

lacking proper licensing and insurance. Instead of focusing solely on

price, consider the contractor’s reputation, experience, and quality of

their previous work. Investing in a reputable contractor might have a

higher upfront cost but will pay off in durability and satisfaction.

5 MISTAKES

IN THE REMODELING PROCESS AND

HOW TO AVOID THEM.

14

If your home could use some TLC and improvements, you may

be wondering whether remodeling or rebuilding is the right choice for

you. It’s a common dilemma faced by homeowners seeking to upgrade

their living spaces to better suit their needs and preferences. Both

remodeling and rebuilding offer unique opportunities to enhance

your home’s functionality, aesthetics, and value, but determining

which option is best requires careful consideration of various factors.

In this article, we’ll explore the differences between remodeling

and rebuilding and provide guidance to help you make an informed

decision that aligns with your goals and budget. Whether you’re looking

to breathe new life into your existing home or embark on a fresh start

with a custom-built residence, understanding the pros and cons of

each approach is essential for achieving your desired outcome.

As your trusted build partner, we bring your space

to life. With skilled craftsmen and dedicated project

management, we strive to ensure a transparent and

seamless construction process. From permitting to

custom installations, we’ll deliver exceptional results

that meet your functional needs and reflect your

style.

REMODEL

VS.

REBUILD

WHICH IS RIGHT FOR YOU

15

REASONS TO REBUILD

Structural Integrity: If your current home has significant

structural issues, such as foundation damage, rotting wood, or termite

infestation, rebuilding allows you to start fresh with a structurally

sound foundation. This ensures the safety and durability of your home

for years to come, providing peace of mind and avoiding costly repairs

down the line.

You LOVE your home: Despite its flaws or outdated features,

there’s a sentimental attachment and emotional connection to the

place where you’ve made countless memories and experienced life’s

moments. Rebuilding allows you to preserve the essence of your

beloved home while creating a fresh, updated space that honors its

history and significance. It’s a way to ensure that the next chapter of

your life is built upon the foundation of cherished memories and the

warmth of familiarity.

Customization: Rebuilding gives you the opportunity to create a

custom-designed home that perfectly suits your lifestyle, preferences,

and needs. From layout and room sizes to architectural style and

features, you have full control over every aspect of the design process,

allowing you to personalize your home to reflect your unique taste and

personality.

Modernization: Older homes often lack modern amenities and

energy-efficient features found in newer constructions. By rebuilding,

you can incorporate the latest advancements in building materials,

technology, and sustainability, resulting in a more comfortable,

efficient, and environmentally friendly home. This not only enhances

your quality of life but also reduces long-term maintenance and utility

costs.

Long-Term Value: Rebuilding can significantly increase the

value of your property, both in terms of market resale and personal

enjoyment. A newly constructed home with modern amenities, high-

quality finishes, and custom design features is likely to command a

higher selling price and attract more potential buyers in the future.

Additionally, rebuilding allows you to future-proof your home by

incorporating flexible design elements that adapt to evolving lifestyle

trends and needs.

REASONS TO REMODEL

Cost-Effectiveness: Remodeling is often more cost-effective

than rebuilding, as it allows you to make targeted updates and

improvements to specific areas of your home without the expense

of starting from scratch. By focusing on key areas such as kitchens,

bathrooms, or living spaces, you can achieve significant enhancements

while staying within budget.

Preservation of Character: Remodeling allows you to preserve

the character and charm of your existing home while modernizing

and upgrading outdated features. Whether it’s restoring original

architectural details, refinishing hardwood floors, or updating fixtures

and finishes, remodeling allows you to maintain the unique character

and history of your home while enhancing its functionality and

aesthetics.

Environmental

Impact:

Remodeling

can

be

a

more

environmentally friendly option compared to rebuilding, as it involves

repurposing and renovating existing materials and structures rather

than demolishing and disposing of them. By incorporating sustainable

design principles and energy-efficient upgrades, you can reduce your

home’s environmental footprint and contribute to a healthier planet.

Customization and Flexibility: Remodeling offers a high degree

of customization and flexibility, allowing you to tailor the project to

suit your specific needs, preferences, and lifestyle. Whether you’re

expanding living space, reconfiguring layouts, or adding modern

amenities, remodeling allows you to create a home that perfectly

reflects your vision and meets your evolving needs over time.

Faster Permitting Process: Remodeling projects typically

involve making changes to existing structures within the footprint of

your home. Since the overall structure remains largely unchanged,

obtaining permits for remodeling projects tends to be faster and more

straightforward compared to rebuilding.

16

Total

Investment

Understanding the cost of remodeling your home

17

Understanding the cost of remodeling

your home or building a custom home is

essential for ensuring that your vision aligns

with your budget. From the initial design

phase to the final construction, every decision

can impact the overall cost of your project.

Factors such as the size and complexity of the

design, the quality of materials and finishes,

and the level of customization all play a role

in determining the final price tag. Working

closely with experienced architects, designers,

and contractors can help you navigate the

complexities of budgeting and make informed

choices that balance your vision with financial

feasibility. By carefully considering all aspects of

the project and establishing clear priorities, you

can create a custom home that not only meets

your needs and aspirations but also remains

within your budgetary constraints.

Price per square foot is a common metric

used in the construction industry to estimate the

cost of building or remodeling projects. Several

factors influence this figure, including the

complexity of the design, the quality of materials

used, the level of customization required, and

regional construction costs. In simpler terms, a

higher price per square foot typically indicates

a more intricate design, premium materials,

or specialized features, while a lower price per

square foot may reflect a more straightforward

design or standard finishes. It’s important to

remember that price per square foot is just one

component of overall project cost, and additional

expenses such as permits, site preparation, and

finishing touches can significantly impact the

final budget. Working closely with experienced

professionals can help ensure that your project

stays within budget while still meeting your

needs and expectations.

Price per square foot range We’ve seen

price per square foot ranges move all over in the

past few years, with a steady increase on labor

and material at 5% per year. A good gauge for

price per square foot ranges from $425-$600,

but the final number depends on all the factors

described above.

“Shawn and Tina helped us completely

ARCHITECTURAL STYLE: The architectural style plays

a crucial role in the home remodeling and building process as it sets

the tone for the entire project and influences various aspects, including

design, functionality, and aesthetic appeal. Here’s why architectural

style is so important:

Defines Design Direction: The architectural style serves as a

blueprint for the overall design direction of the project. Whether it’s

modern, traditional, contemporary, or eclectic, each architectural style

comes with its own set of design principles, elements, and features that

guide the remodeling or building process.

Reflects Personal Taste and Lifestyle: The architectural

style reflects the homeowner’s personal taste, preferences, and

lifestyle. Whether they prefer clean lines and minimalist spaces or

intricate detailing and historical charm, the architectural style allows

homeowners to express themselves and create a home that resonates

with their identity and values.

Enhances Curb Appeal and Value: The architectural style

significantly impacts the curb appeal and resale value of a property. A

well-executed architectural style that complements the surrounding

neighborhood and landscape can enhance the overall attractiveness

and marketability of the home, making it more desirable to potential

buyers.

Guides Material and Finishing Choices: Different architectural

styles often require specific materials and finishes to achieve

authenticity and cohesion. From the choice of exterior cladding and

roofing materials to interior finishes like flooring, cabinetry, and trim,

the architectural style guides material selections to ensure consistency

and harmony throughout the home.

Influences Space Planning and Functionality: The architectural

style influences space planning and functionality by dictating room

layouts, circulation patterns, and spatial organization. For example, a

modern architectural style may prioritize open-concept living spaces

and seamless indoor-outdoor transitions, while a traditional style may

feature distinct rooms and formal layouts.

Preserves Historical and Cultural Heritage: Architectural

styles often reflect the historical and cultural context of a region,

preserving its heritage and identity. Renovating or building in a specific

architectural style can contribute to the preservation of local history

and traditions, fostering a sense of community pride and continuity.

Overall, the architectural style serves as a guiding framework

that informs every aspect of the remodeling and building process, from

initial conceptualization to final execution. By carefully selecting and

honoring the architectural style, homeowners can create homes that

are not only aesthetically pleasing but also functional, meaningful, and

timeless.

19

“They came to us

because they really

wanted a house that

would feel timeless,

like it had always been

there,” says Tina.

VOL. 1

SITE CONDITIONS: Site conditions encompass a wide

range of factors that can significantly impact the overall cost and

feasibility of a construction project. These conditions include various

geological, environmental, and regulatory factors that influence site

preparation, foundation design, and construction methods. Here’s how

site conditions affect the overall cost and some key factors at play:

1. Soil Conditions: Soil conditions refer to the type, composition,

and stability of the soil at the construction site. Different soil types,

such as clay, sand, silt, or gravel, have varying load-bearing capacities

and drainage properties, which can affect foundation design and

construction methods. Poor soil conditions, such as expansive clay or

loose fill, may require additional measures like soil stabilization, deep

foundations, or drainage systems, increasing construction costs.

2. Hillside Development: Developing on a hillside presents

unique challenges related to slope stability, erosion control, and

access. Site grading, retaining walls, and slope stabilization measures

may be necessary to create buildable areas and ensure safety. Hillside

development often requires specialized engineering expertise and

construction techniques, which can add to the overall project cost.

Additionally, local zoning regulations and environmental restrictions

may impose additional requirements for hillside development, further

impacting costs and feasibility.

3. Environmental Factors: Environmental factors, such as

wetlands, flood zones, protected habitats, or archaeological sites, can

affect site development and construction activities. Compliance with

environmental regulations, permits, and mitigation measures may

be required to minimize impacts on sensitive ecosystems and ensure

regulatory compliance. Environmental assessments and studies may

also be necessary, adding to project costs and timelines.

4. Access and Utilities: Site access and utility availability are

critical considerations that can affect construction logistics and costs.

Remote or difficult-to-access sites may require additional efforts and

resources for transportation, equipment mobilization, and material

delivery. Connecting to utilities such as water, sewer, electricity,

and gas may involve trenching, infrastructure upgrades, or off-site

extensions, adding to project expenses.

5. Regulatory Requirements:

Local

zoning

regulations,

building codes, and permitting processes can significantly impact

site development and construction costs. Compliance with setback

requirements, height restrictions, density limits, and design guidelines

may influence project design and scope, affecting costs and timelines.

Delays or revisions due to regulatory review processes can also add to

project expenses and uncertainty.

Site conditions play a critical role in determining the overall cost

and feasibility of a construction project. Understanding and addressing

factors such as soil conditions, hillside development, environmental

considerations, access, utilities, and regulatory requirements are

essential for successful project planning and execution. Collaborating

with experienced professionals, including engineers, architects, and

contractors, can help navigate site challenges and minimize costs while

achieving project objectives.

The kitchen was reimagined by adding a large archway opening to mirror the original archways in the home and

rearranging the space for the best functionality for the couple and their son.

The ultimate remodel guide

TRANSFORM YOUR

KITCHEN

21

“They trusted us,

and they had high

expectations,” says

Shawn. “But they let

us run with it. It was a

designers dream.”

The kitchen holds a special place in the heart of the

home, serving as far more than just a space for cooking

meals. It’s a bustling hub where families gather to share

stories, laughter, and the simple joys of everyday life.

From the early morning hustle of preparing breakfast to

the warmth of a cozy dinner with loved ones, the kitchen

is where memories are made and traditions are passed

down through generations. Its welcoming atmosphere and

inviting aroma of home-cooked meals create a sense of

comfort and connection that is cherished by all who enter.

Beyond its practical function, the kitchen is a canvas for self-

expression, reflecting the unique style and personality of its

inhabitants through design, decor, and culinary creations.

Kitchen remodels vary in complexity and depend on

the type and amount of work you want to have done. No

two projects will be the same. Before you start your project,

there are some steps you can take to help ensure it will be

a success. Planning ahead will help you avoid remodeling

mistakes.

Gathering ideas for a kitchen remodel is an exciting but

often time an overwhelming process, decision fatigue is real

ya’ll. With countless design options and trends to consider,

it’s essential to explore a variety of sources to narrow down

your preferences and inspiration. One valuable resource for

homeowners embarking on a kitchen remodel is a design

studio like D/S. Here’s how a design studio can be beneficial

in the idea-gathering phase:

Expert Guidance: Design studios are staffed with

experienced professionals who specialize in interior design

and remodeling. They can offer expert guidance and insights

based on their knowledge of current trends, materials, and

layout options. Whether you’re seeking advice on color

palettes, cabinetry styles, or layout configurations, a design

studio can provide valuable input to help you make informed

decisions.

Inspiration Galleries: Design studios often feature

inspiration galleries or showrooms showcasing a wide range

of kitchen designs, finishes, and fixtures. Browsing through

these displays allows you to visualize different design

concepts and see how various elements come together in a

cohesive space. Seeing real-life examples can spark ideas

and inspire creative solutions for your own kitchen remodel.

Material Samples: Design studios typically offer a

variety of material samples, including countertops, flooring,

backsplashes, and cabinet finishes. Being able to see and

touch these samples in person allows you to evaluate

their quality, texture, and color under different lighting

conditions. This hands-on experience can help you narrow

down your choices and select materials that align with your

vision for your kitchen remodel.

Custom Design Services: Many design studios offer

custom design services tailored to your specific needs

and preferences. Whether you’re looking for a traditional,

contemporary, or transitional kitchen design, a design

studio can work with you to create a custom plan that

reflects your style and functional requirements. From initial

concept development to detailed drawings and renderings,

design studios can bring your vision to life with precision

and creativity.

Project Coordination: Design studios often provide

project coordination services to oversee every aspect of your

kitchen remodel, from initial concept to final installation.

They can liaise with contractors, suppliers, and tradespeople

to ensure that your project stays on schedule and within

budget. Having a dedicated team to manage the logistics

and details of your remodel can streamline the process

and alleviate stress, allowing you to focus on enjoying the

transformation of your kitchen space.
